A little Weekday Nashville Nightlife

If you’re look’in to have a great time, you’ve moved to the right town! Nashville is absolutely packed with things that will entertain you after the sun goes down, from some of the world’s best country music to the hippest night clubs this side of NYC!

If you’ve just finished a hard day of work in downtown Nashville and want to stop in a place to grab a cold one, I would check out Buffalo Billiards on Second Avenue. High ceilings, a super large bar, tons of pool tables, and lots of space make this an ideal spot to relax and unwind for a bit. The after work scene is mostly young professionals and the occasional tourist, but beware, once 9 or 10 rolls around there will be more tourists than locals, especially on Friday nights during the spring and summer.

If you happen to be in the Cool Springs or the Brentwood area, I would head to Jonathan’s Bar and Grille located just south of Cool Springs Galleria. The scene is pretty similar to Buffalo Billiard’s with the exception of the plentiful pool tables and you get to avoid the tourist factor. Check out trivia night on Tuesday nights for a little added excitement to your after work beer.

Choosing a School and School System

Are you relocating to Middle Tennessee, have high school aged children, and don’t know where to start? Here is a quick overview of the some schools in Nashville and the surrounding area. If you are considering the public school system, Williamson county schools are widely considered the best, especially the Brentwood city schools. Brentwood also boasts one of the most well funded and supported athletic programs (especially soccer, baseball, and football) in the entire United States.

When considering the available private schools you must first decide if you would prefer co-ed schools or an all girls or all boys institution. If you are leaning towards a highly academic and athletic co-ed school there are actually several great choices: Brentwood Academy, Battle Ground Academy, Franklin Road Academy, Father Ryan (Catholic affiliation), Christ Presbyterian Academy (Presbyterian affiliation), and The University School just to name a few highly respected institutions.

If you are leaning towards a highly academic and athletic all girls school, Harpeth Hall is for you. If you are considering a catholic all girls school Saint Cecilia may be right for you.

If you are leaning towards a highly academic and athletic all boys school, Montgomery Bell Academy is the clear cut choice. MBA annually produces a number of Rhodes Scholars and Ivy League graduates and it's graduates include Senate majority leader Bill Frist.

Nashville Market Update

Houses are selling like crazy! My most recent listing in Brentwood was only on the market for 3 days and the owners sold for $4,000 more than asking price!! It is my opinion that the market will only get hotter as June turns to July and only begin to slow back down towards the middle or end of August when school is back in session. My other listings have also been shown more times that I can count, it seems like everyone is relocating to Middle Tennessee! A quick glance at Nashville's unemployment rate (or lack thereof) helps explain this great housing market as well as the fact that Nashville is again in Relocation magazine's top 20 places to live.

So, what does this mean for buyers? It means that there is big competition out there and you better be walking around with a pre-approval letter from your bank or lending institution ;-) Looking for a place to get very competitive home loan quotes or a mortgage rate quotes? Why Realtors in Nashville Tennessee?

With selling homes by owner becoming more and more popular, many people ask why do I even need a Realtor at all? Especially since Nashville real estate is heating up? The answer is because when a Realtor is involved in the transaction you are much less likely to have several things happen: Lengthy contract disputes, under valued property, lawsuit filed after a completed sale, improper tax records, buyers who cannot fund at closing, as well as several other serious complications. However, in some cases it does make sense to give FSBO a shot, especially if you are a details oriented person who doesn't mind sifting through legal jargon and tax records.

Here are some things to get you started: 1) Be sure what your true market value is first, don't go by the tax record, it usually lags years behind the true market value. 2) Get your home into tip top showing shape. 3) Budget an advertising allowance and begin to narrow down the best media in your area. 4) Acquire all of the proper signage and be sure you follow your city's and neighborhood's sign ordinance laws. 5) Decide if you will offer a commission to a buying Agent and if so, what percentage. 6) Photograph your property and create listing flyers to distribute. 7) Commit to a sales price, and 8) Plan on how to 'show' your property and who will be available to show potential buyers around during the week and weekend. Now you are ready to begin! Log onto the Internet and find a reliable FSBO site to list your property on (remember over 85% of all buyers begin their search online) and list your property for at least 60 days. Good luck!
